The marina - it just seems off to me.  Still a little to dark?

more contrast and brighten it up a bit...It looks flat....

let's see what happens after that...remember the shadow highlight neutral drill is only the first step...then you have to move the curve until you have a good exposure range...

Yes - there's more action to be done by changing the shape of the lightness curve - move the middle up for example.

Your neutral should be on something that you know is neutral - in this case use the middle boat.  Boats are dependably white, while buildings can be just about any color.
